Buyer’s Agent Promise:
As your agent we carry a fiduciary responsibility to act in your best interest during every transaction. We take that responsibility seriously as we help you through the process of finding and purchasing a home.
Our services include a promise to:
· Search for and send the latest, most up-to-date properties to you
· Search for off-market properties that would otherwise not be seen
· Preview properties on your behalf
· Reserve showings at properties that you would like to see
· Take you to see properties
· Research properties of interest to obtain information that may be missing from the online listing and will assist you in making the most competitive offer to the seller
o Why is the property being sold?
o Have there been any offers on the property?
o What is most important to the seller in receiving an offer (price, timing, contingencies, etc.)?
· Supply you with the most relevant and current market research that enables you to make the best decisions on pricing and terms for your offer
· Review the purchase and sale agreement to inform clients of the details and obligations contained in the offer
o Contingencies
o Earnest money
o Home inspections and repairs
o Negotiating with the seller’s agent
· Prepare and submit a legally binding purchase and sale agreement to the seller(s)
o Negotiate with the seller on price, closing costs, title expenses, and other important aspects of the agreement to get the very best price and terms available.
· Negotiate counter offers and prepare all addendums, extensions, and other documents that may be needed during the transaction
· Monitor all dates in the agreement from ‘Contract to Close’ to ensure you (and the seller) are in full compliance with the responsibilities outlined in purchase and sale agreement:
o Earnest money date
o Home inspection and resolution dates
o Lender financing and appraisal dates
o Contingency items
o Closing date
· Deliver documents and work with all parties in the transaction including the buyer, seller, attorney, and lender
· Coordinate the home inspection
o Review the inspection report (typically 60 pages)
o Have all items identified in the inspection report quoted by professional contractors to understand the scope and cost of repairs if they are required
o If applicable, prepare and submit the repair proposal to the seller asking for items to be fixed prior to closing or provide payment in lieu of repairs
o Submit and negotiate the repair proposal
· When under contract, you will receive a Contract to Close weekly communication that outlines all commitments and contingencies in the agreement and the progress made to date
· Coordinate a final walk through of the home
· Provide necessary utility information
· Be present at the closing table to ensure everything is in order for you to take possession of your home
